As our facilities maintenance manager, you will manage and direct the facilities services and support programs for the agency. These programs include providing building access control and security, space planning, moving services, directing statewide facilities maintenance operations, overseeing the budget for the unit and managing the administrative support team. Don't miss out on this opportunity - apply today! Represent the program for all statewide issues. Communicate program information throughout the agency and develop and conduct training for staff. Provide technical expertise, direction and advice to agency management regarding program issues in leases and agreements, space planning and development, facilities restoration claims, facilities risk assessment, compliance by all state owned facilities with public and employee occupancy and building systems. Manage the agency's statewide leasing program. Evaluate and recommend changes to the various programs' functions and processes for the agency by reviewing issues and information regarding the impact of changes. Develop long and short range planning, goals and objectives, including maintenance and capital improvement plans for facilities within immediate control. Assign, direct, review and accept the work of staff based on established agency management policies, codes, inspection methods, laws and standards. Serve as the internal statewide security consultant, develop and document security policies and procedures in areas of access control, key issuance and private security services. Develop controls for issuing keys and access devices and monitor security processes to ensure proper distribution. Respond to security and emergency calls at all times of the day including weekends and holidays, effectively address immediate security issues, coordinate staff and direct contractors in order to resolve the issue. Identify risk management issues in facilities, track claims and provide reports. Manage the operation and maintenance of the transportation headquarters building including budget, janitorial contracts, security contracts, major maintenance, HVAC contracts and daily operations. Plan, prepare, document and manage the biennial budget for the branch. Work may require occasional day and overnight travel, working outdoors at project sites near heavy traffic and construction equipment, working in inclement weather and may require moving around rough terrain. Comprehensive and equitable base salary offer within the listed range based on your experience, skills and education. The salary range listed is the non-PERS participating rate. If you are already a participating PERS member or once you become PERS eligible, the salary range will increase by 6.95%. Please review the Classification and Compensation page for more details. Six years of lead work, foreman work, or supervision related to the class concept .OR Four years of experience related to the class concept AND completion of an accredited vocational-training or construction-training program related to the class concept.ORThree years of related experience and a bachelor's degree in a related field.OR An equivalent combination of education, training, and experience.What we'd like to see:

Experience in commercial building maintenance around structural systems, mechanical/plumbing and electrical systems, exterior envelopes and general building systems. Experience in managing preventive and planned facility maintenance activities in a structured and professional way (preventive maintenance schedules, maintenance procedures, budgets, risk analysis, contracts, communications, etc.) including knowledge of typical facility maintenance processes. Ability to guide and oversee maintenance and carpenter staff in the above areas to be sure maintenance projects and assignments are managed correctly and efficiently. Ability to lead people by setting clear expectations, monitoring performance, holding people accountable and providing coaching or discipline. Experience setting high goals and standards for yourself and others, a strong work ethic and experience being a self starter who keeps busy and monitors progress.
